With this perk you can put all wasteland creatures on -hp and enslave them with rope.
Beasts like deathclavs, fire geckos, centaurs, floaters and even ants or rats. This should be high lvl perk and every best should use PP.

Warehouse is very small map and it would be better to use old Ncr rangers outpost instead of warehouse. Ofc we would have to add 1-2more gates and 1-2spawn zone.
OR to one of the old pvp map from 2238 with many houses.
